I have travelled extensively on the Gautrain train network in the past month attending meetings and viewing properties. I can honestly say that it is the best thing since sliced bread. Quick, effective and on time.

Property close to the Gautrain Stations

-That said, as a commercial property consultant I have also realized the value of having commercial or residential property within walking distance to a station. It changes the dynamics of a business model for tenants, landlord, property developers and investors.

-I have identified a couple of good properties for sale or lease or for development in close proximity to the Gautrain network and you are welcome to contact me to discuss same.

Here are a couple of points to ponder:

-Seeing that staff and clients can commute with public transport, less parking is required in adjacent properties, so as a tenant, you would need less parking and can save on parking cost.

-As a developer or investor you can develop or re-develop properties with less parking bays, subsequently increasing the value of the property.

-Similar to an open air square, I do anticipate that the roads adjacent to the stations will be converted into one way roads or converted to pedestrian areas i.e. a square or a walkway making the adjacent properties perfect for conversion to retail or showroom space facing onto the future square or walkway.

-Arterial feeder roads leading to the stations must also be considered i.e. maybe in a 5km radius for acquisition or redevelopment.
